Parfaitement équipé, climatisé et idéalement situé, il a tout pour accueillir confortablement jusqu'à 4 personnes.

- 1 grande chambre confortable avec un lit queen size
- 1 mezzanine avec 1 lit double. Attention la mezzanine est basse de plafond et ne permet pas d'être debout.
Salles de bain :
Une salle de bain privative à la chambre principale dispose d'une baignoire.
Une seconde salle d'eau avec douche et WC est également disponible dans l'appartement.
Cuisine :
La cuisine, parfaitement équipée, donne sur la pièce de vie.

Vous serez à 1 minute à pied du port de Nice, du quartier des antiquaires et à 2 minutes du quai Rauba Capeu.
Accès à la plage :
À seulement 1 minute à pied de la mer, il vous suffira de longer le quai Rauba Capeu pour arriver en moins de 5 minutes à la plage du Castel ou un peu plus loin celle des Ponchettes, où vous pourrez vous profiter de de la mer Méditerranée.

Des stationnements payants sont disponibles à proximité.

Sebastian personally welcomed us, showed us the ropes and quickly respondended to any questions.
He went out of his way to be helpful and assist us.
We highly recommend the apartment and its hosts.
Frustrating stay with dirty mattress and charged for a mid-stay clean that wasn't delivered.
Positive:
Sebastian who met us with the keys at the property was very friendly and helpful. He noted we had two back-to-back bookings so offered to cancel one of the cleans I had paid for. The apartment is in a great location and presents very nicely.
Negative:
The bedroom in the loft is only suitable for children. The photos you can see make it look spacious, but you can't stand up. So I had to leave my suitcase in the dining room and dress there. The first night I slept on the mattress it was so uncomfortable that I could feel the springs. The next day I realised the mattress was upside down. Sebastian asked us to flip it over ourselves, which was difficult. It turned out the mattress had a huge brown stain on one side. I let Sebastian know and asked for a mattress protector so that I didn't have to sleep directly on the stain. However the mattress protector was very thin and you could still see the stain. (So before you book make sure they have replaced that mattress in the loft).
Also sadly I am still arguing with the owners to refund the cleaning fee I paid - but which was cancelled by the owners. They refuse to contact the Booking.com - saying Booking.com should contact them. I have tried multiple times to contact Booking.com and the time I got through they said the property owners must email them. So I am out of pocket 130 Euro.
Final comment - the kitchen is tiny and not great if you intend to cook food at home.

This place is truly a gem. You can walk just about everywhere in the city including the conference center, port of nice, promenade des anglais, old town. Its also super easy to get to from the Airport, just a quick tram ride away.
The host even takes time out to personally great you and show everything in the apartment. They also are helpful if you need any recommendations. Furthermore its quiet. The loft area is spacious enough and should not be a concern for anybody.
Overall, I highly recommend this place. Thank you!

Appartement au 1er étage d'un immeuble niçois. Emplacement idéal pour découvrir Nice à pied, restaurants, commerces, port, vieux Nice et promenade des anglais à proximité. Nous avons été agréablement accueilli par Sébastien qui nous a présenté le logement et proposé quelques recommandations. Le logement est bien équipé et agréable à vivre, manque un peu de luminosité due à la proximité avec la colline. Nous reviendrons avec plaisir.

Absolutely loved our stay at this Airbnb. It was everything we hope for and more!
I booked it a bit last-minute, and it couldn’t have been more perfect. The apartment looked exactly like the photos, clean, stylish, and full of charm. The location is unbeatable: just steps from the Promenade des Anglais and right across from Castle Hill, which offered amazing hikes and panoramic views of the city. Everything from restaurants to shops was within walking distance, and the neighborhood felt very safe and vibrant.
Sebastian our host, was fantastic! He met us in person when we arrived and made sure we had everything we needed. Very genuine and kind. One of the loveliest surprises? A small gift of souvenirs from Benoit waiting for us when we walked in. It was such a sweet gesture and made the experience feel extra special, a little piece of Nice we got to take home!
If you're visiting Nice and want a beautiful, well-located place with exceptional hospitality, this is it. Hope to return!

Struttura situata in ottima posizione e ben arredata! Stoviglie tutte nuove e di buon gusto! Tutto molto curato all’interno dell’appartamento.
Host molto disponibile a darci ogni tipo di informazione prima del nostro arrivo.
Ci ha fatto trovare anche un mini aperitivo di benvenuto che abbiamo apprezzato molto.

Ad ogni ospite della casa è stata data una sola asciugamano grande per la doccia per tutto il soggiorno.
Abbiamo chiesto di averne altre e ci è stato detto che fossero a pagamento (5€ l’una più 10€ per la consegna a casa).
La lavastoviglie non era funzionante e abbiamo contattato l’host per informarlo il quale non ci ha mai risposto e non si preoccupato di far venire qualcuno per sistemarla.

Excellent emplacement; près de tout mais assez éloigné pour ne pas être dérangé la nuit. Tout se fait à pied, tram et bus facilement accessibles. Nous étions 4; 2 adultes, 1 adolescent et 1 enfant, et l’espace était parfait pour nous. Les deux salles de bain sont un atout! Nous recommandons fortement cet appartement.

3. We were met upon arrival for early check in with wine and goodies

1. Upstairs loft ceiling is much lower than expected
2. Both AC units leaked and one only pumped out warm air
3. We were told upon arrival that the washer door sometimes opens and leaks and we would need to stay home if we wanted to do laundry

The place was fantastic - exactly as advertised! The apartment is located in a beautiful and very convenient area of Nice. Lots of greenery around and lovely little restaurants and wine bars right on the street. A stone's throw away from Port Lympia.
The apartment itself was spacious and worked very well for two people. Each person had their own bathroom - which was a huge plus! There was a/c and clean sheets and towels, and overall the apartment had a lovely French coastal vibe.
Sebastian was a great host - super responsive and accommodating, and very helpful with anything we needed. We were there for a big conference happening in Nice, and he helped us navigate the (quite complex!) security requirements seamlessly...

The cleanliness was not satisfactory, and the apartment clearly needs maintenance. The ongoing external renovations were not communicated to us beforehand. The windows and floors were dirty, and most windows couldn’t be opened because of the renovations, making the apartment very dark. Additionally, the apartment had a strong smell of mould due to the high humidity, and there were lots of limescale stains. The location is good, but unfortunately, the place doesn’t leave you with any desire to return.

The best thing about the apartment was the location. You are almost everywhere about 15min apart by foot. It’s close to the sea and some very good bars and restaurants. The old village is also very close.
The communication with the host was very easy and you get pretty fast an answer. They try to be flexibel about the check-in/check-out times. We could only check-in at 5pm unfortunately, which wasn’t very pleasant because of the luggage. We booked a luggage drop, but we had to pick up the luggage earlier than we booked.
And there was a construction site, which we weren’t aware of.
But in all, we were very very happy about the host and Apartment.

Benoit, votre logement est très agréable, grand et fonctionnel (on apprécie les 2 salles de bain). Il est idéalement situé pour visiter la vielle ville ainsi que le quartier du port (accès rapidement à la Prom’, au château et au divers commerces). Il se situe dans un quartier calme.

Loved this flat! Great location, very walkable to shopping, flower market, Old Town, port, restaurants, transportation and beaches. Well decorated, comfortable, clean, AC, and equipped kitchen. Bedding was new and comfort. Love the wall mounted TV’s and 2 bathrooms. Hosts were quick to respond and gave excellent directions for entry and departure. So nice to not be expected to strip beds or start wash/dishwasher!!! Upon entering the unit we felt welcome😊 Highly recommend!

An Absolutely perfect place for our 10 nights in Nice. It’s beautifully located and looks just like the pictures. There’s Air conditioning that’s easy to work and the rooms are bright and airy. Having two showers is a huge bonus as having 4 girls getting ready to go out for dinner can be time consuming. We cooked in a few nights and we had everything we needed. Everything is walkable and It was lovely to feel like a local in our own little flat. Can’t recommend enough and Benoit is the best host I’ve had from Air BnB.

Vieil immeuble historique niçois, beaux volumes mais décoré de façon moderne.
Nous n'étions que deux alors nous nous sommes mis dans la chambre. J'ai utilisé la salle de bains attenante (notamment la baignoire que j'ai pris plaisir à utiliser) et j'ai laissé mon conjoint dans la salle de douche !
On a pu tout faire à pied : le vieux Nice ou la place Garibaldi ne sont qu'à 10 min.

La localisation est on ne peut plus centrale. Soit on descend un escalier et on est tout de suite sur le port, soit on marche 7 min et on peut aller place Garibaldi, place du Pin, Plage du Castel ou encore dans le vieux Nice ! c'est aussi à 5min du tram donc super simple pour se déplacer sans voiture. c'est direct depuis l'aéroport !
Sinon l'appartement est vaste, calme et décoré avec beaucoup de goût. Une première chambre avec salle de bains/WC en suite et une mezzanine avec salle de douche/WC, parfait pour 2 couples.

Newly renovated and comfortable. Great decor. We were impressed with the size and the layout, as well as the large windows. Nice large bed. Smart TVs both in the livingroom and bedroom. The location was perfect for us. Ten minute walk to old town and one minute from the marina. Two minutes from Promenade des Anglais. Internet was good. The host was responsive and helpful. We’ve stayed in 7 airbnb and this one ranks very high on the list. Our thanks to the host for providing a great place to stay.

We stayed 5 nights in Nice and Benoit was very good at communicating prior, during and after our stay. Sebastien was great during check in and provided us all the details we needed. The apartment was very spacious for 3 and had a separate space for our daughter and her own bathroom made it ideal when getting ready for the day. The location was amazing, making it easy to walk wherever we needed to go. Parking was hit or miss however there is a parking garage just a few minutes walk. We also found the same issue as previous people, there was an odour that was unpleasant but overall we enjoyed our stay at Benoit’s place. 😊

Great apartment just one street back from the port side. Spotlessly clean and with all amenities listed plus more. The beach towels and sun brolly were much appreciated. Ideal location 5 minutes walk from tram stop for the airport. Extremely responsive service from Sebastian who very quickly sorted out some issues as well as giving us advice about bag storage nearby.

Das Apartment ist sehr stilvoll eingerichtet und hat eine super Lage zur Altstadt und vielen Sehenswürdigkeiten! Der Strand und alles, was man benötigt sind einfach zu Fuß erreichbar.
Wir wurden sehr freundlich von Sébastien begrüßt, Check-in und Check-out verliefen reibungslos und es gab sogar ein paar kleine Begrüßungsgeschenke für uns- sehr nett! Die Küche war gut ausgestattet.
Leider gab es ein kleines Problem mit üblem Geruch aus dem kleinen zweiten Badezimmer, weswegen wir das Zimmer den gesamten Aufenthalt verschlossen halten mussten und es dementsprechend nicht nutzen konnten. Für 4 Erwachsenen war es dadurch mit nur einem Bad (welches zudem nur von einem Schlafzimmer zu erreichen ist) organisatorisch suboptimal. Außerdem hat die Klimaanlage im großen Raum leider nicht ausreichend gekühlt um bei warmem Sommerwetter ein angenehmes Raumklima herzustellen.
Für zwei Personen und bei repariertem zweiten Bad ist die Wohnung aber auf jeden Fall zu empfehlen!

We had a wonderful stay at this lovely apartment, which is in a great location and remarkably quiet and calming. We were also greeted with the most charming, thoughtful collection of welcome gifts, which was the most generous Airbnb welcome I have ever received.... that was so NICE! :-)

Nice flat, as described. We were four, including two teenagers and it was possible to give everyone his private sleeping place. Bed sheets were not enough at the day of arrival, so next day Sébastien brought everything we missed.
Very responsive and friendly host, flexible and easy check in/out (we arrived about midnight).
Minor note: street is very noisy during night while the location is great - very close to everything you need. Bathrooms could be a bit cleaner, but it was not a big problem.

As per previous reviews the issues with the shower room under the bathroom are unresolved , bathroom was not clean ( pubic hair around the toilet seat and a malodour that renders that bathroom unusable , if the door was left open it made the whole flat smell. Shower was too hot and could not control the temperature . The aircon was not effective in open plan area.
Kitchen inadequately equipped washing machine rusty - made our clothes smell .
Sebastian was very responsive and apologetic and I got the sense he was alerting the owners to the issues which are essentially that it requires proper maintenance , the toilet in the en suite keeps running after you flush it. It is overpriced by 25 percent at least
Previous guests have already commented upon many of these issues so it should have been fixed , or price should reflect what the guest actually gets - I paid £150 roughly per night for the privilege of a host of issues- a hotel would be better value

The location of the Airbnb was exactly what we wanted— easy walk to the water and near all the fun activities.
We unfortunately checked into the Airbnb and the place had not been cleaned after the prior guests. While Benoit immediately addressed the issue and a cleaning team was dispatched within the hour, check in on this Airbnb is set to 5pm which makes this a bit more of a nuisance. We also found that one bathroom had a strong sewage odor that permeated through the living space.
Overall, we found solutions to both issues and enjoyed our stay!0

Kitchen was good, maybe get some small spoons more?
Neighbour played music too loud one evening but it was not for long so didn't disturbed our Kids sleeping. There were a lot of dust under The couch, should clean under furniture also.
The other toilet sink was leaking, but we did empty the bowl under it. But we tried not to use that sink.

Vi ble ikke skuffet - Leiligheten var helt ideell på alle måter!
Den fremstår romslig og luftig med sin gode takhøyde og to bad.
De store, flotte vinduene hadde utsikt til grøntareal og vakre trær - Så vi våknet til nydelig fuglesang hver eneste morgen.
Den ligger i perfekt gangavstand til det meste - Vieux Nice, Promenade des Anglais, La Colline du Château og Port Lympia.
Restauranter, butikker, severdigheter og havet.
Takk for oss for denne gang.

the dining room heaters were not working, upon informing next morning Sebastien provided us one portable heater. everything was fantastic, Sebastien was very communicable over chat. the place was clean and its very large for 4 people.

Sebastian met us and said there are problems with the door to the small bathroom, that efforts should be made to close it. We said, OK, small problems happen. The next morning I closed this door behind me (it is on rollers) and could not open. I wrote to Sebastian asking for help, but there was no response. For 15 min my 76-years-old mom and I were freeing me from bathroom. Sebastian answered many hours later: I'm not in Nice, I can't do anything, I warned you about the the door and you said OK, what are the complaints? I wonder what we could have done then, give up housing and leave at night? Another striking argument from Sebastian: you have 2 bathrooms, why do you need a second one, use one!
Dear Sebastian, if we needed an apartment with one bathroom, we wouldn't rent an apartment with two. But, using your logic, why would your apartment get a 5-star rating when you can have 4.

I would definitely return to this Airbnb. It is very close to the beach, Colline du Chateau, Port Lympia, and the old part of Nice. The street (Rue de Foresta) is generally very quiet. Sebastien helped us with the check-in, and he was very responsive throughout our stay. I would say that his maximum response time was 5 minutes. You may not need to run all of the heaters in order to stay warm during cold weather.
