Positive:
The apartment’s only advantage was its proximity to the main train station, which makes travelling around Nice and the surrounding area convenient.
Negative:
The apartment was very difficult to find because the management company did not send us clear instructions in time. The keys had to be collected from a different location, which was not far away but was also difficult to find. In addition, the host did not send us the code for the key box. Although she knew about our late arrival, we were unable to get inside and had to contact her.
While the apartment is close to the main train station, the surrounding area did not feel safe to us as two women. There was armed police presence outside the building on two of the three nights we stayed there. We did not feel comfortable or safe.
The apartment looks new and attractive in the photographs, but the reality is very different. Everything is visibly worn, and the headboard was covered in dust. After we reported this, we were promised that someone would clean it the following day, but nobody arrived or contacted us. The shower curtain was mouldy and unhygienic. The bathroom is extremely small and very difficult to use comfortably.
Considering the condition and cleanliness of the apartment, we were also surprised to receive a message asking us to take out the rubbish before leaving.
I do not recommend this apartment. Apart from its proximity to the train station, we found no other advantages.

Overall the stay was really good! The appartment was super nice, clean, and lived up to all our needs, and is located pleasantly close to the main street, station, and other amenities.
However, the main door out to the street served as the main "corner/hotspot" for the local drug dealers. We witnessed many such transactions. The dealers themselves were mostly seemingly harmless teenagers, but they atrract a specific crowd of people, and all together a not so desirable or vacation-like ambiance about the place. I would for one feel a little uncomfortable had I been a young solo traveling woman, or two for that matter.
This is honestly super sad, as the place is generally really nice, and located one street from the main station there is expected to be different sorts of people, but this seemed a bit too much.
I am not an expert on the matter, but I would advice the owners too explore options to deal with this, as it was the only thing preventing a 10/10 experience.

From the moment we arrived (at 9:30 PM), we had to go to a different address to pick up the keys from a lockbox… (annoying, but still tolerable).
Then, when we entered the apartment, we were greeted by a bad smell and suffocating heat. We noticed there was no air conditioning, and the apartment was extremely small — the photos were clearly taken with a wide-angle lens. Two people cannot move in the bedroom without bumping into each other, and in the shower there is not even enough space to dry yourself with the door closed (it’s a sliding door, otherwise there would not even be room for a normal one).
We also discovered that the windows had no insect screens, so the apartment was full of mosquitoes and other insects that literally tormented us. We barely managed to sleep a few hours each night, and that only from exhaustion, because there was absolutely no comfort.
I could continue writing for another 10 pages about how terrible the experience was, but I will stop here. I am writing this so that other people are not misled as we were.
I would like to point out that immediately after arrival, we requested a refund and to leave (or at least to be charged for the first night), but they refused. Later, after repeatedly expressing our dissatisfaction and saying that we would make sure other guests were informed, they told us they would compensate us “as a gesture of goodwill,” but this was also just a tactic to try to buy a positive review.
I chose to reject this so-called goodwill offer; I prefer to inform people honestly.
