All of the other reviews are accurate. This is an absolutely perfect location. Somehow, even in the midst of everything, it is very quiet inside of the apartment (courtyard facing helps). Yes, the stairs to the bedroom loft are very steep and the bedroom ceiling has some beams that you can run into if you’re not paying attention. And yes, this is a professionally managed Airbnb, so you may not get all the warm and fuzzies that you might get from other rentals, but the trade-off is very professional interactions and the option to pay a fee for early check-in and late checkout, which is very nice.

A very comfortable, nice and clean room in the center of Aix-en-provence

The place is perfectly located in a side street of the the center of Aix.
It's a nice, very clean and quiet room, properly equipped with a modern and new bathroom, a full stuffed kitchenette, AC and TV. It's perfect for a couple of days stay to explore Aix and all the surrounding. We stayed for three days and enjoyed the stay a lot.
The booking and "handover" is very well organized - even though not a single point of "personal" contact - all arranged remotely by mails and apps.
Negative:
While the arrangement and "handover" of keys are well organized and worked out well all was done "remotely" and "unpersonalized" - done by email and apps which needed to checked and answered a lot in preparation. This set an element of "stress" in the preparation with a constant fear to miss a mail and fail to acknowledge something (therefore the not perfect rating in "personell"). But in the end everything worked out very well.
No problem but need to be known: The room is located on the first floor of an old house in a pedestrian area.
There's no elevator so the luggage needs to be lifted up a longish staircase (no barrier free access).
Also the house is not accessible by car. Public parking (garage) is about 5 minutes footpath away - but no problem for us.

There are a few things about this place we didn’t enjoy. Bedroom ceiling is super low, very easy to hit your head, the stair e to the bedroom is too steep. The rules are too strict, too business like, lack of personal touch, missing normal Airbnb experience. The check out time is super early, very inflexible, communication was not warm. So, again, experience of staying wasn’t enjoyable, definitely not going to recommend this place.

Par contre, espace restreint, accès difficile au lit situé sur la mezzanine.
Notez que : (1) si vous avez plusieurs valises: le stationnement est à plus de 5 minutes de marche; et (2) si vous quittez un dimanche ou un lundi matin, il faudra disposer vous même de vos poubelles au départ, le dépôt "légal" le plus proche étant près du stationnement (donc une ballade d'un peu plus de cinq minutes avec vos sacs poubelle).

The apartment is in a great location just steps off of the Main Street and it's easy to walk everywhere. We loved the flexibility and all the great restaurants nearby. The apartment was stylish and comfortable and spotlessly clean and the directions made it easy to find. The hosts are very responsive to all questions.
If you have any mobility issues, or are very tall, or afraid of heights, this may not be a great place for you. The stairs leading up to the loft are very narrow and the ceiling in the loft is very low. Also, the steps just in front of the doorway are a little strangely shaped so you'll want to watch out for that.
10am felt like too early of a checkout given that they wanted us to strip the linens, clean plates, take out the garbage, etc. I got a bunch of emails beforehand where you could click on options to pay extra for other things like early check-in or late check out but it just felt like trying to make a quick buck off of people.

This apartment was perfect for our stay in Aix. We really enjoyed how big it was and it had everything we could possibly need for a super comfortable stay. It was in a super convenient location close to a number of shops and restaurants. Would definitely stay here again if we were to visit Aix again.

Cuisine et salle de bain très bien équipées et fonctionnelles, linge de maison de qualité fourni.
Tous les services internet/multimédia sont fournis (Bon réseau WiFi, 2 télés avec Netflix, Disney+, etc.) et la climatisation permet de supporter les canicules.
Remise des clés en autonomie via une boîte à clés à code, donc très pratique pour arriver/repartir nimporte quand.
Seuls détails à signaler qui pourraient gêner certains :
- Comme dans une bonne partie du centre-ville, la couverture mobile (Free au moins) est quasi-nulle. Donc c'est idéal pour s'isoler en vacances mais attention si vous comptiez passer des appels toute la journée.
- L'appartement est au 1er étage sans ascenseur et les marches de la mezzanine sont assez hautes. À prendre en compte pour les personnes avec des problèmes de genoux.

The host was kind enough to provide a nice bottle of local wine and a few snacks which were much appreciated after a long day of travel.
Being close to the many restaurants means it can get a bit noisy but the sleeping area is towards the back of the house away from the street so it wasn’t a problem for us.

This is a fantastic spot! The location can’t be beat. The use of space was so well thought out and efficient. I loved having the bed in the loft. The bathroom was spacious. We used the table a lot. We had a late bus going out of town and the host let us keep our suitcases in the entry so we didn’t have to carry them around all day. Everything felt clean and there was lots of space.

Modern renovations and a 1st floor location add convenience to this apartment without detracting from the French character. It’s a perfect place for a solo traveler who wants to stay in town for a while or for a couple on vacation.
Tall ceilings make the space feel bigger than it is, and the AC is great for the summer. The windows look into a small courtyard, but that means the apartment is quiet even when festivals, like Fete de la Musique, play well into the wee hours.

The apartment was carefully decorated and super cozy. The bed felt even more comfortable than what we have at home. Its unique duplex layout offered separate living spaces.
The entrance to the building opens directly to the beautiful streets and the famous Cours Mirabeau is literally around the corner. The location is simply superb. We really got to live like locals and highly recommend this place to all!

Estivemos de 02 a 08/out/23 no Flet e adoramos! A localização é incrível, dá acesso a praticamente todos os pontos turísticos à pé. O flet é exatamente como nas fotos, tudo limpo, organizado, cheiroso. Nicolas, nosso anfitrião, foi sempre muito gentil e rápido nas respostas. Fomos recebidos com mimos de comidinhas, vinho e uma delicada vela, muito obrigada Nicolas. Se você quer viver uma experiência única, com segurança e comodidade, este é o lugar certo.

Amazing little appartement and incredible location! We stayed for a whole week and loved how close it was to the Cours Mirabeau and all the shops and restaurants in the back streets. The person communicating with us was really responsive, we mentioned the wifi not working one day and they really quickly told us how to fix it!

This place is great. The location is just a few steps off of Cours Mirabeau with its many restaurants. The apartment is clean, we’ll designed, comfortable, and has an air conditioner that works! We had no issues.

Het appartement is precies zoals op de foto's en stijlvol ingericht. Het is perfect gelegen vlakbij Cours Mirabeau en het oude centrum, maar toch zeer rustig. Je kijkt uit op een soort binnenpleintje, niet zo fraai uitzicht op vooral muren, maar dus wel zeer rustig. Al klinkt er regelmatig voor langere tijd een laag frequent gebrom (van 1 van de apparaten die aan de buitenmuren hangen), dit was gelukkig alleen overdag. De bedden zijn ruim en liggen erg goed, we hebben heerlijk geslapen. Let boven wel op je hoofd; groot gevaar om je hoofd te stoten als je een beetje lang bent.
Misschien is er iets mis gegaan in de vertaling naar het Nederlands, maar er is geen oven aanwezig ondanks dat dat bij de voorzieningen aangegeven staat in de advertentie. Het appartement is verder schoon en van alle gemakken voorzien. De hosts zijn goed bereikbaar en reageren snel op berichten.

An excellent base from which to experience Aix. We spent 3 nights and saw everything, including a bus ride to le Tholonet for a country walk and lunch. Many of the Cezanne locations are closed this season; be aware if you’re travelling for these.
The room is spacious and clean, all fittings modern and good quality. The stair to the bedroom mezzanine is steep - not for you if you are in any way limited in mobility.
Given how close it is to the main Cours Mirabeau drag, I was amazed that it was completely quiet in the duplex.
I would thoroughly recommend this for your visit to Aix.
